** Bond up front - 4 weeks rent and 2 weeks rent in advance. (some real estates also want 1 weeks rent as a letting fee)
** Contents Insurance (if you want it)
** Power (depending on your credit history some states require a $100 security deposit)
** Phone
** Internet
** Gas (if the house has a gas stove etc)

Also, if in a separate house with it's own water metre and the water quota is over, you need to pay towards water, won't be much though, $100 per 6 months if you are unlucky.

You will have to pay all your utility bills: gas, water, electricity, phone ect....

If it is your fault something dosent work in the house you will have to cover the costs,
If it is not your fault you would contact the realestate and the owner would pay.


ACE PLEASE TELL ME WHERE IN MY ABOVE ANSWER THAT I MENTIONED PAYING RATES????

I dont know where you will be renting but in melbourne the landlord/owner payes the water rates and the tenant/renter pays the water bill...(for the water they use)

Depends on the terms of the lease and the city sometimes, but usually you have to factor in utilities like gas/electricity as well. In Brisbane, where I am, rent is normall paid fortnightly, whereas in Melbourne it's monthly. In Brisbane, you need four weeks up front as security deposit/bond and two weeks in advance. If the utilities aren't hooked up you'll have to pay a connection fee for those as well.

1) Leasing fee - 1 weeks rent upon application that you get back if your declined.
2) Security bond - Normally 4 weeks rent to be paid and put in the real estates trust account. Providing there is no damage, carpet cleaning or bills and rent owing upon vacating you will get it back.
3) Consumption - Meaning water consumptiom (providing there is no agreement that the owner should pay any towards the bill usually this happens when there is no bore on the property), electricity and gas.
4) Connection - The connection of phone, internet and cable. If you move into a new house and there is no phone lines connected to the house the tenant has to pay a chosen company to install 1 as according to lease agreements the owner is not obligated to provide a working phone connection.
5) Carpet cleaning - Upon vacating the property. Also the property manager may request the tenant to clean the carpets during the lease anytime they see fit.
6) After hours call out fees - For maintenance (if it's the tenants fault) and for property managers normally for forgotten keys.
7) Water metre reading upon vacation of the property.
8) Flea treatment upon vacation of the property if you have a cat or dog.
9) Contents insurance
10) Pest control whilst in the property and if its not pre-existing
11) Gardening and Lawnmowing unless provided for in lease
12) Pool chemicals and care if you have a property with a pool
13) Bank fees if you bounce a cheque.
14) 2 weeks rent in advance when moving in.
15) A pet bond if you have a cat or dog - normally it's a set amount unless the rent is more than $500.00 per week or the owners occupied the property less than 3 months ago.
