Cost to build a house in Vancouver or Richmond BC Canada?

Hi everyone. I would like to know how much it costs builders to construct new homes in Vancouver or Richmond, BC Canada.
I am looking for a rough number per sq foot for an upscale home with good finishing and some exterior stone. 3500 sq foot home, 5 bedrooms, 3 car garage, 5 bath rooms, Granite counter tops, hard wood floors, wok kitchen plus regular kitchen etc.
Any help is much appreciated.

A house very similar to what you describe (including Chinese kitchen, but with 4 BR, 4 bath and 2 car garage) in central Richmond is currently listed at $885,000. Finding a building lot in Richmond and most of Vancouver means buying an old house (for the property), tearing it down and building a new one. Since old bulldozer bait houses in good neighbourhoods go for close to 400 K, and demolition costs of 25,000+, a 3500 square foot house with a construction cost of $200 per sq. ft., is going to cost you about 1.1 million.

It can range anywhere from less than $200 to well over $400 per square foot according to builder and materials used. Probably a good average to use would be $250 per square foot for a pretty basic house. (If you have a lot in Vancouver or Richmond, you are probably better off to sell it for some millions than to build on it - will have to wait it out til current market rebounds),

One of your biggest expenses will be acquisition of a lot, especially in Vancouver. The house you are describing is commonly referred to as a "monster house" due to it's excessive size. You would probably have to buy an existing house, tear it down and build on the remaining lot if the City will grant you a building permit which existing neighbours might protest. Lots in Richmond might be more available but remember, Richmond is on a flood plain so be very sure of where you want to build.
The average cost per sq. ft. would be approximately $300 so you are looking at big dollars just for the house. Add on the price of the lot and you are sitting on very expensive property.
If you go far enough to contact a contractor check out the business very closely as you could get taken for a ride. Mike Holmes won't necessarily come to your rescue.

you would probably need to demolish a house and then rebuild not to much land out here to build on. The best area to build a house like that is the outskirts of vancouver, - Langley, maple ridge ext. More bang for your buck. For cost wise I know that granite counters start from 4,000 and up depending your kitchen. I would say around 400k to start. goes up from there.

For what your looking for multiply it by 8 at least.

Try going for a smaller place and dump the 3 car garage. And do people really need 5 bathrooms? Isn't one good enough. Two max?
