I have two questions since I am planning to move to Vancouver after graduating university? |
1. I am from Ontario. Are there any forms that I need to sign before I move to another province or can I just move straight away?
2. Are there any moderate areas in Great Vancouver where the average price of a house is $200,000 to $300,000 CAD. Please, don't tell me downtown eastside I am NOT going to live in that garbage dump.

1. yes you can move and you don't have to sign anything. you have to change your driver's license and license plate when you move to BC and remember that your BC Healthcare won't start until after 3 months of residency in BC.
2. It is impossible to find a house worth 300,000 in the Lower Mainland. Your money is just enough for a one bedroom unit in a condo or apartment there. Prices are ridicilous! Very high coz of the coming olympics. |

I really don't mean to burst your bubble. But the only thing you will be able to buy at $200,0000 to $300,0000 in vancouver would be an older condo. And by oler i mean 40 years young. Prices for a newer condo will be bettween $400,0000 up to a few mill.

You don't need to fill out any forms to move from one province to another. This is a free country.
As for real estate - if you're looking for a house in the $200-300,000 range, you won't find it anywhere near Vancouver.You might luck out in Ruskin, or someplace farther up the valley. But house prices are sky high in the Greater Vancouver area. |

yeah you can move right away, though your medical coverage from bc won't kick in until you've been here 3 months.
As far as getting a house for $300,000, you need to stop dreaming. Even the prostitutes and drug addicts in East Van would laugh at you for that one. Maybe a 1 bedroom apartment for that much. |

As far as prices, you can find little or fixer-upper homes at the top end of your price range in Abbotsford or Mission. Or a really tiny starter home in Maple Ridge. From these locations, count on over an hour to downtown Vancouver. That is on a good day when there are no accidents on the bridges or in the tunnel.
If you want to live in the vicinity, but will be able to find work outside of the downtown core, or a job with hours outside of the major rush-hours, these areas might work.
I am in a townhouse in Port Moody. To give you an idea of the situation going on in Vancouver - it is a 40 year-old townhouse that we purchased for $135k just 5 years ago. If we sold today, we would be around $300k. This is while living about 40 minutes from downtown Vancouver.
Surrey is also lower price-wise. People have varying opinions about the city. You can google "Surrey BC" for more on that. Some areas are nice, some are downright scary (kind of like the downtown eastside).
Many big projects are underway that will affect commute times and housing prices. A new bridge in Maple Ridge, the Canada Line, the Evergreen Line. Info on these can be found through the Translink website. I think they show commuter times as well.
Make sure you watch out for the people trying to dump their properties cheap because of the transit projects. I found a number of listings that were on the low side, only to see they were aligned with one of the new routes (way more traffic, likely road widening).
The key will be getting a good realtor. Mine was Al Eagleton at Remax in Coquitlam. He worked hard to find us a place within our budget, knocking on doors in our desired neighborhood. Plus he came recommended by two different people I knew.

Why said the east side of downtown Vancouver is garbage dump?
For me,I think it's a nice place.English bay is close to there and can see sunrise,sunset,take a walk along the beach,park. Stanley park is also near there,inside has aquarium ,can ride bicycle, jogging,walking,swimming,play,......
The east side of downtown Van. has mansions or apartments over there.You have many choice.
I think live in downtown is more convenient than suburbs,maybe sometimes crowd with people. |
