West van even condos 1 million +
Downtown and Kitsilano condos about $900K- 1 Million
East vancouver: avoid
Burnaby/New West Houses $700-$800K TwnHse: $450-500K

Try the Valley:
Cloverdale area of Surrey Single family houses $500-$600K TwnHse $350-$400K

Market here is softening now but no one is predicting crash. Land is finite between mountains, oceans and borders so free fall unlikely as good investment.

The neighborhoods of Kerrisdale, Southlands and the West End are particularly attractive. Southlands have huge mansions which boasts one of the highest costs in the area. Kerrisdale feels a bit British. And the West End is a high-rise neighborhood right next to downtown, close to Stanely Park, entertainment, shopping and the beach. There are even suburb style houses which makes a great escape from the feeling of living downtown.

The best area is near where you get a job. One rule in Vancouver is to make sure you never have to cross a bridge to get to or from work. Unless you really like being stuck in traffic.

Best areas in West Van are Ambleside and Dundarave becuase they are close to everything, but also the most expensive.
In Vancouver West the Kerrisdale and Kitsilano areas are some of the better ones.

Keep in mind that these are the some of the safest places to live in Vancouver but also some of the most expensive.
