Well this is again a difficult question all depending what you need. But why that "protected area"? are you in danger? hihihihi Don't forget that the Dominican Republic is safer than some parts of the USA/Europe !

You need to look for a place in a gated community. They are not cheap. Expect a minimum $800K for anything with two floors and in a secure area. Condos are cheaper and more secure.
The North Coast is much cheaper and nice I think. Sosua has a great ex-pat community and there is also the Costambar area.
Most ex-pats prefer condos for a variety of reasons including having someone to get the generator going when the power goes out and having an onsite guard at night and someone to look after the pool and gardens. Be sure to get a lawyer for any purchase and go through a US certified real estate broker like Century 21. They are down there with about a half dozen other good companies. I know someone who got a small condo for $25K and it was about 300 sq ft. You don't need much since most people spend their time out at the pool, beach, or at a bar or restaurant. Monthly fees are about $150-$250.
Most of the expats I knew live well on about $1000/month in Sosua eating out for most if not all of their meals.
Oh one more thing. Never buy an uncompleted house or project. It can mean some permit glitch or engineering problem. |

You need to go there and spend some time to check it all out.. it is alot different than what you might expect.. living and buying there can be a whole lot less than imagined if you take the time to look around |

Well it all depends the location and what you personally call “average”. To begin with, you will have to DEPOSIT $17,000 in ANY bank in the D.R... or you won't buy ANY property. To find housing, the you need to GO THERE IN PERSON... which is a good idea any... how can you know if you LIKE the place well enough to buy a house there.. if you have NEVER BEEN THERE?
You won't be able to WORK there... you know.. so you will only be able to LIVE there.. which means that, in addition to the $17.000 deposit to a D.R. Bank.. you will also need to PROVE that you have an income of about $1,500 PER MONTH to pay for your living there. |
