There is indeed an education to become real estate agent in germany, however, the job title is not "protected", which means that anyone can call himself "Immobilienmakler" without fulfilling any special requirements.However, you would need a permission according to Â§34c, should be no problem unless you have a criminal record or went officially bankrupt
in the last years.
Of yourse, if you start your own business, you will have to fulfill the requirements for setting up a business, like being registered in the commerce register etc.
Lots of serious real estate agents in germany are organized in the "Immobilienverband Deutschland", an association for real estate agents. http://www.ivd.net/

The most common education would be "Kaufmann der Wohnungs- und GrundstÃ¼ckswirtschaft", an apprenticeship whcih lasts two - three years.
I'd suggest you try to get a job working for a real estate agent
instead of trying to be an agent yourself at first.Please note that that will not be easy, they usually only take applicants with said apprenticeship done.

When we looked at houses, it was the banker that showed the property. Or, if it wasn't the banker it was the property manager -- you, know, like an apartment manager, they would manage, repair and mantain assets. Or, the owner.

There is no title search. Homes could have grandfather clauses like a water well, or access to a detached garage or a garden plot. Worse, in the past, the utility companies might have had permission to erect a power station, dig for a sewer/minerals or other things of that nature on part of the proposed property.

In a word, a completely different experience. No realtor in sight. The property transfers with a fresh contract from a lawyer.
