Hey deceptic,
real estate market is very very local in Germany especially in the moment. Real estate agencies are very very small. Except one or two big ones like this old Hamburgian for excample :

Also banks have real estate departments. DB-Immobilien for excample (Deutsche Bank).
What will you do live there or invest?
If you want a house to live. Rent a flat first, and then look for a house you like and not for a real estate agent.
Investing: I would say no. For a private person to dangerous. Even serious banks cheat (Hypo Vereinsbank) ok JP Morgan does also. Lets take Hamburg for excample. We had a crash in house prices from 2003 to end 2005 of 20%. Normally we have an increase of about 7 % per anno. In the moment the house prices start to rice but only in very very small areas. From outsite investing in real estate in Germany is too dangerous.

German Real Estate is like Real Estate in most industrialized Western countries. It goes up and down and location is everything. Real Estate Agents are Maklers and the same way, as everywhere, a lot of them are slimy crooks. If you want to invest, you need to do your homework (like everywhere). Germany has a lot of federal and local building laws and less fexibility for changes to structures, then most other countries. |
