the best place is 1/2 way between Bangalore and Chennai in the town of Tiruvannamalai.

eqive distence from chennai/bangalore/mumbai
a junction for both north/south indian cultures.

Forget about appreciation first. You need to safeguard your land. If you have relatives or someone who can take care of your land, then I suggest Chennai. You get the land cheaper and the appreciation would be good. If you do not have anyone in Chennai, then Bangalore. But, selling at a higher price is difficult. The market value seems to be much more higher than what you get in hand. You need to be happy with 20% or 30% profit that you get in hand after 3 to 4 years of investment. But, commercial property fetches you 50% to 60% profits with in 2 to 3 years or may be double if you are luccy. I least prefer Hyderabad.

Bangalore has always attracted potential buyers. These days, even in Chennai, there is a big boom, although there is a lull now, for the past few weeks. You may invest wherever you intend to settle down and will be able to take care of the properties. Beware of the squatters.

I would suggest everyone to invest in the rural ares where the land is free at present. There is a Science City coming up near ODC Cheruvu Mnadal , Anantapur Dist. This is very near Bangalore International Airport. This is ideal place for putting up MNC, Hospitals, Software Companies, any other companies. A.P govt is planeed for the same.

This is in reference to the Govt Of Andhra preadesh decision to come up with "Science City at this Place" with other MNC also as consortium partner.
