As someone who has been looking for a 2-3 bedroom cottage on an acre of land in a nice rural area for less than $250,000 (197,000 euro) for over a year now, I'd say you have your work cut out for you. You might get lucky if you try the midlands and border areas, like Leitrim, Roscommon or Offaly. In counties with better transport links, locations or an established tourism industry, expect to pay at least $300,000, or expect to have to do an awful lot of renovation work. Most rural areas have low crime rates. The West coast has the most beautiful scenery but prices reflect that. Hold out another 6 months or so and prices may begin to bottom out and you may actually find that holy grail of the Irish property market - a bargain. |

After many many months of looking myself, the old country cottage 'seems' lovely, but stay away. They are more troublesome than you will bargain for. They're cheap for a reason. Trust me my friend, stay clear, now unless your a diy fanatic, walls not dry lined, floors in bad nick, windows needing replacement.

I looked at the site you mentioned, and saw some very contradictory things. Prices which couldn't possibly be correct (how many houses do you know for sale with a price of €0, or even €1,000?) These prices are just teasers to whet your interest. Some of them were described as having 'development potential' - in other words, derelict and in need of total rebuilding. 'Close to xxx town' could mean up to fifteen miles away - fine if you have your own car, but not great if you are depending on public transport in rural Ireland.
While no place is totally crime-free, any rural spot should be safe enough. Look for somewhere close to good roads. You don't want to be totally cut off from civilisation. If you are planning to live here and you have children, you need schools close by.
I thought the choice of houses on that site were very limited. Check out www.daft.ie for a much better range. |

As soon as a rich foreigner moves into a rural area, local knackers start looking at the houses as targets for burgulary. It happened in my area.
And if you're paying a quarter of a million for a cottage in a rural area, you're going to be perceived as a rich foreigner. Ask what prices houses in that area are currently going for before making any decisions. That price for a cottage in rural Ireland is very steep. |
