What is the best area of Rome to stay in on a 3 night stay to visit all of the sites?

We would like somewhere we can use as a base central to visit the streets and freshen up before going out for dinner in the evening

That's a good suggestion from Conley , i think Venere is quite good.

Also this site compares around 35+ sites concurrently to fetch the best prices.

In terms of area, i personally like the Spanish Steps area , but you can use the maps on Cheaperthanhotels to give you a bit of an idea

This summer we stayed in an apartment for 3 nights. It is called casa navona. Very nice, clean, but the best part is that it's right next to piazza navona. The price was excellent. You can take a look on tripadvisor.com to get better reviews and descriptions. There is a bar right downstairs so you can get fresh coffee and croissants in the morning. By the way, the price given on tripadvisor is not what I paid. I used another website to make the reservation. venere.com

Yup, that's a good question to ask, because where you stay in Rome can greatly effect your experience.
My favourite areas of Rome are the Trastevere, Campo dè Fiori and the Pantheon. Campo dè Fiori and the Pantheon are both very central , trastevere is across the Tevere (Tiber) and a little further - however it makes up for this in charm. I mention these areas because I find them the best places to experience Roman life and also Italian culture and customs.

All the areas I suggested have large portions closed to traffic, or only certain traffic allowed. This makes strolling around a pleasure. Plus these zones are full of arts, antiquities, Italian crafts etc. and have excellent choices of restaurants, cafès, pubs etc. definitely places that have a vibrant nightlife. If you use the map option, the areas called Colosseo, Pantheon, Trevi and Navona are the most convenient for most of the tourist attractions. The Repubblica area near Roma Termini station is generally a bit cheaper and well connected by public transportation. The Cesari http://en.venere.com/hotels_rome/pantheon/hotel_cesari.html and the Rgeno http://en.venere.com/hotels_rome/fontana_di_trevi/hotel_regno.html between the Pantheon and Trevi Fountain are very convenient. If you're looking for something a bit less expensive, the Romano across from the Forum is usually a bargain: http://en.venere.com/hotels_rome/kolosseum/hotel_romano.html

A bit more expensive, but excellent is the Capo d'Africa http://en.venere.com/hotels_rome/kolosseum/hotel_capo_d_africa.html This is on the far end of the tourist area, but there are several good restaurtants in the area and it's close to the Colosseum and ancient Roman area.

Convents are very inexpensive cheap, and clean places to stay. I stayed at one just down the street from the Vatican for about 90 euros per night. We had a private bathroom, complimentary breakfast, and an added bonus- no curfew (many convents have a curfew; they are run by churches). The name of the convent was the Santa Maria alle Fornachi (excuse my misspelling).

Having just last night returned from a few days in Roma I can help !!
A friend in Rome found me a room at..Notti A Roma... a wonderful little B&B only a few minutes walk from the central railway station..Termini, at which you would arrive from the airport.If you want a grand hotel this isn't for you, but for friendliness and atmosphere its perfect.And its incredibly reasonable !

your best bet in to find a bed and breakfast near the train station, there you are close to everything that is worth seeing, take a hop on and off bus that way you will not miss anything believe me I live in Italy
