It's not hard to own a property in Costa Rica. Most of it is own by the government but you can buy it. My family owns a beach down there, and I think Liv Tyler owns an island in the "Golfo de Guanacaste"

Positive:
-Political stability (doesn't include corruption). The government might be corrupt, but the country is far from falling into some dictatorship regime. The government is extremely open towards foreign investments. So, anybody can own all the properties they want. And the legal process is fast.
-Good investment, the country is known for its tourism.
-Low property taxes
-It's beautiful

Negative:
-Slow economic growth (don't expect something like China or India)
-Real state is not as cheap as the world thinks. European, American, and Far East Asian (Japan and Taiwan) investors has been pulling the prices up too fast.

Nicaragua does have a lake, but the country's future (especially political) is too uncertain. Besides, since they are barely bouncing back from communism (Sandinismo), many legal and govermental laws are still ambivalent.

Nice idea... but unfortunately buying an island in Costa Rica is not possible. They are public, same as the beaches, you cannot have a "private beach".
If you have any doubt you can contact a real estate company in Costa Rica, but they will tell you the same thing.

Well, I am a Costa Rican, I have a ocean view lots in Guanacaste, Marbella wich is called the golden coast.
If you want to invest here I can really help you, I have a construction and real state company.
The prices depend on the location. and specially the views.

I don't know if you're dead-set on Costa Rica, but if you're not I recommend Nicaragua. Lake Nicaragua has a lot of islands of varying sizes and they're beautiful. I'll try to get back to you with a website for more information.
