Its ridiculous to compare two countries, as it always brings negative info to the table. The two first answers are completely wrong and written by people who DO NOT live here. Nicaragua, believe it or not, is the safest country in Central America (google "safest country in central america" for fact). It has the lowest homicide rate (14 per 100,000 compared to 58 per 100,000 in El Salvador) with the lowest overall crime rate.

Nicaragua has a law, law 306 i believe, that gives you many benefits if you invest in something tourism-related. Nicaragua has also seen many real estate booms in the last 10 years. If you want advice from a Nicaraguan born-citizen who has invested in property, i suggest you invest in Granada, Leon and San Juan del Sur. Managua, if you like the city, is also good but when visitors come their mainly end up investing in the other three cities i mentions. Managua seems to get the bigger businesses investing here.

As for President Ortega, he is a good President. Don't be fooled by other people who have never set foot in Nicaragua. Ortega could'nt fulfil his first presidency's term due to the illegal U.S. president sending troops here in an illegal war which was not backed by congress. The was shed light on massive corruption in the U.S. government which included the IRAN CONTRA Scandal in which the CIA used the U.S. troops to smuggle cocaine from Colombia-Nicaragua to Los Angeles which led to the crack epidemic in the 1980's. The U.S. also funded these troops by illegally selling guns to Iran.

Nicaragua has wonderful resources and the cheapest land (price wise) in the region, i can't see any serious risks you would have investing here, only positive. It was recently named #5 in the Top 5 Latin American Real Estate Markets.
http://www.nuwireinvestor.com/articles/top-five-latin-american-real-estate-markets-51342.aspx

Doing Business 2007, published by the World Bank Group ranked Nicaragua as the easiest location in which to start a business in the Central American region. Nicaragua was ranked 61, below Costa Rica (60), in Economic Freedom 2007.

If you're scared of Ortega being the president, then maybe you should try investing low amounts of money. Everything in the country is running normal, no big changes and businesses are going well.
If more people like you invested in the country, then maybe it could definitely become the next "Costa Rica" as you call it.

I would like to quote this:

"Nicaragua is strategically located in the center of the Americas. This privileged location, only two hours and twenty minutes by air and three days by sea from Miami and Houston, facilitates access to the world’s largest market: the United States. Its location also positions Nicaragua as an export platform for the important markets of Central and South America.
Nicaragua has significant natural resources and attractions to be exploited, a competitive and productive labor force, and generous laws promoting investment. Nicaragua is also a very safe country boasting the lowest crime rate in Central America and among the lowest in the entire American continent."

It's up to you to decide. Good luck.

Buena respuesta Mika!

I love Nicaragua and once lived there for nearly a year on a boat near El Castillo on Rio San Juan.I would not invest any of my money in Nicaragua as long as Ortega or anyone like him is in power...Just my humble opinion.

I would be very careful. Nicaragua's president, Daniel Ortega, is a leftist, probably communist, good friend of Castro's and Chavez's. You might end up losing all your properties.

I would guess that its pretty far from that. Its one of the poorest countries in the Americas.

Land is cheap and they are beginning to invest heavily in infrastructure, but crime is high, public services bad. I would guess that Panama may be next and then Nicaragua--better infrastructure and tax policies and there is less crime.
