Sub-Letting Rented Apartment in Auckland?

Can anybody please say if sub-letting of rented furnished accommodation is ok, or is it 'illegal' as I have been told by one letting specialist?

I am initially here for a few months, looking for somewhere I can have Internet installed, and would prefer not to terminate the ISP contract. If I could sub-let for 6 months each year, this would be a good solution, otherwise I have to start again when I return.

I am a Brit whose income is obtained from outside of NZ, wish to avoid the cold of the British winter, and have no interest in working here. I would also prefer to spend the NZ winter months somewhere warmer, so am currently not seeking NZ citizenship.

Thanks in advance.

you are only allowed to sublet if your landlord has stipulated it in writing and also you must declare earnings (or lack of) to the IRD - it would be better for you to take dual citizenship - its cheaper taxes here than in UK and NZ has a "double tax" agreement in place with Britain whereby you can not be taxed twice. Make sure you get your landlords agreement - People telling you to "go for it is incorrect " - you can be immediately ejected because our tenancy laws may not cover you as you are a "visitor". As a NZ citizen you are required under statutes governing Tenancy to obtain owner or owner-agent permission. You can not automatically sublet or sublease - this will land you in tribunal hearings.

The other thing you need to take into consideration is that UK are changing the way NZders are able to stay in UK -

they are shortening the time frames -

in the past; our Govt. (regardless of party affiliation) has reacted in kind - you can safely bet that NZ will respond placing restrictions on Brits in the future as it will be viewed as forced annexation by NZders.

I don't get the problem in just terminating the ISP contract? they charge an early disconnection fee of $90 or so (well at least kiwionline.co.nz do), so why bother with all the hassle of trying to sublet, just to keep an ISP contact going? That's crazy.

U can "looking for flatmate". Go to the popular website: Trademe.co.nz, advertise to 'look for flatmate'. U are not subletting.
Secondly, does ur rental agreement says only 1 tenant is allowed ? If so, u need to ask ur land-lord for permission to look for a flat-mate. If not, u can just go for it. But i have seen many does not follow this rule at all.
