Hi there!
Although I have to say I would be inclined to agree with flunkywoman and tell anyone considering a new life in Spain to think about it VERY CAREFULLY indeed, to answer your question - yes, you can still find live-in-able properties for under 40k.
However, the prices really are starting to rise over here now, even in the inland areas (where we are). Perhaps it would be wiser to buy a less expensive property which requires a little reform (plenty of those, believe me!!) as a sounder (should such a word exist?) investment.
I'm not exactly sure where you wish to purchase, but a really good website to have a look at is viva-almeria.com as this has a list of estate agents and a load of other useful information covering the Almeria area of Spain.

P.S. ALWAYS remember that you will have to pay between 10 and 15% extra, on top of the house purchase price here. My poor parents found this out the hard way xx

yes, there is property to be had for that price in spain,, not on the cost but in land and in parts of spain that as'nt been hit by the tourist bug yet, it all depends were you want to be, but there's plenty of spanish property on the web, just type it in, and your away, enjoy looking, and good luck,

Small houses start at GBP20,000 in isolated rural areas.

for under 60000 euros you can get yourself a nice shack in the woods. stick to the rural areas and you'll do fine. otherwise prices are rising VERY quickly, don't even bother...

I live in Spain but wouldnt recommend it for anyone, the place is in a recession, there is market saturation with businesses and there is no money around. Property is getting very expensive and the cost of living is rising fast. the infrastructure is not as good as the UK, only one telephone service with appaling customer support. Properties near to me have been on the market for over 12 months with no movement. 9% of the housing stock in Spain is standing empty and 50% of new builds are also empty, unsold! There is so much red tape and problems, it really isnt wise. There is the issue with illegal builds and land grab for otehr points to consider!
A better place to begin considering for a property investment would be the Eastern Block countries, such as Hungary and Bulgaria. If its heat you are looking for many are beginning to invest in Morocco, which has properties priced very reasonably indeed but are rising rapidly as time goes on and interest rises.
Spain is a hard place to live, there is no support for anyone, you need to have adequate funds to live off, to pay private medical cover, and they are very hot on foreign plated vehicles here, requiring one to re-register within 30 days if you intend to live here, which is in breach of EU law. France is more expensive and has even more red tape for anyone wanting to move there. If you are intent on Spain and want somewhere just as a holiday home, there are an increasing number of people buying permanently sited caravans and these are proving a better investment with follow on letting potential.
