Is it true you can get a mortgage in spain with no proof of income if you only need 60% mortgage?

Yes you can. Bankinter has introduced a mortgage where you can self certificate. They also offer an interest only mortgage over 30 years. They have e-banking and most of their staff speak English. I have found them very helpful. Check out their website for futher information.

yes. it is called a self-cert or non-status. Basically it is where you declare what your earnings are without the need to prove it to the bank. You can also have something in between this and a "normal" mortgage which is called a "low documentation" mortgage which allows you to prove income solely through an accountant's letter. This is great for self-employed people.

No, it´s not true. Proof of income is required for all loans in Spain - not only mortgages.

What information will the lender require?
Banks vary in the amount of information they require. As a general guide you can be expected to be asked for the following:

Last 3 wage/ salary slips.
Last Income Tax declaration/P60 in the UK, or evidence of latest annual tax declaration.
Copies of your current bank statements covering the last six months.
Reference letter from your employer confirming date of employment and proof of income (not always essential but helpful, especially if you want to achieve the maximum amount of borrowing).
Copy of passport/residencia.


If you are self employed:

Latest Income Tax declaration.
Copies of the accounts for the last two or three years.
Chartered Accountants Company report, confirming your annual personal drawings from the company. Personal bank statements.
Bank reference letter.
Copy of passport/residencia.
