You live in Essex and you're thinking of Hertfordshire? I spent most of my life in Herts and I can tell you now, that it will make Essex look like paradise.

Firstly, there is nothing like Colchester in Herts. Clean streets, tidy shops and some order of civility. You will have to pick through a mire of suburban hell holes before you find anything remotely pleasant in Herts.

Areas like Hertford, Hoddesdon and Harlow are an over spill of councils in London looking to re-house single parent working class Mums. The place is depressingly ignorant and grim.

You can got out further to Epping, where it's a bit more middle class, but intensly dead and boring.

Whatever it is about Essex you don't like I can assure you will be replicated in Hertfordshire.

You're going to need a lot further out of London or into a very expensive part of London to find something better.

In Essex its sunny and Lakeside and Bluewater one of the biggest chain are there, the houses are spacious and are quite affordable with you earn a good salary.

well first ask why you want to live near London, is it to travel to work? if it is you will need to look at the commuter routes, which are less painful, if its cars or trains or tubes or buses, make sure you are aware of how long the journey would take and how reliable it is.

Check out the council tax for each area around the capital.

Look around for the nearest airport, its likely to expand and your ears may pay the price, the airports around London are Heathrow, Gatwick, Luton and Stansted (and theres a mini one at north woolwich).

What type of shops are you looking for? a massive tescos or local shops or major retail parks like lakeside or bluewater? check out the local life by doing weekend visits, see if you can tolerate the stress with however many people are there- I live in Greenwich, I have all my life, but to this day, I still dont venture out at the weekends unless its to the gym as there are so many tourists its mindblowingly irritating! choose your location wisely!

Check out the crime rates, the schools around the area and view an green land with suspicion, it will likely soon turn into luxary apartments, massive supermarkets, an air port or a landfill. Check the green spaces are protected by the woodlands trust or national trust, atleast when they put in an application, it can be fought.
