Hackney... but you have to move away from the Old St / Hoxton / Shoreditch side of it towards Dalston / Bow - these are increasingly safe areas as the arty crowd were pushed out due to rising property prices

To be honest despite the rumoured housing crash London and proprty prices and on the whole still crazy

middle class & cheap are not too words that go well together especially when you're discussing renting property in London - if you were to look at areas where young professionals are starting to congregate, for instance Finsbury Park, Crouch End, Hoxton, also around Church Street in Hackney, over towards Victoria Park, you might find something reasonable.

dont go to islington its not that brilliant... ermmm redbridge, south woodford lotsa new flats ,enough demand, moneywise its ok but getting expensive loughtons good but EXPENSIVE
