I read that Dallas has high crime rate. I am moving there soon and wanted to know what areas I should avoid.?

Since Dallas FW is so large, I wanted to know what counties or areas ( North, S, E, W) I should be wary of. Also, what parts of the metroplex are developing the most? Thanks!

You should avoid Dallas at all cost. Everyone is leaving there, even the Dallas Cowboys!
Fort Worth is the best side of the Metroplex.
Remember, President Kennedy was safe in Fort Worth.

I would look north of Dallas. S, E & W have some nice areas, but they are mixed in with some questionable areas.

Most growth is north ( Frisco ) and northeast ( McKinney )
I live in Coppell (just north of DFW airport). In addition, check out Grapevine, Keller, Southlake, Denton.
Flower Mound (listed in Money Mag. as 2nd most desireable place to live).
Closer to the city - Addison is nice.
Good Luck.

I've lived in the Dallas area for thirty-four years and would have preferred living in Ft . Worth...less crime for one thing.
You want to definitely stay away from South Dallas altogether. Most law abiding blacks will also avoid this area, particularly at night.
West Dallas and East Dallas are not safe either but somewhat better than South Dallas and much of the Dallas Metroplex is reminiscent of Mexico.
You are better off to move to a safer North Dallas suburb. Many people commute to downtown Dallas everyday. It is the northernmost suburbs
that are the fastest growing areas....

I've always felt 100% safer in NYC, day or night.

I grew up in 2 suburbs of Dallas and moved downtown after college and LOVE it. Wouldn't move to the suburbs for anything, mainly because there is more culture and uniqueness to Downtown/Uptown than you'd get in the suburbs. That being said, if you want to live in that area and avoid higher crime, avoid South Dallas/Oak Cliff and East Dallas (avoid East Grand Ave.). Fair Park is not the best, either. Deep Ellum used to be fantastic (lived there in the dot com boom) but since the bust the crime rate has gone up and I would not recommend even looking there right now.

Uptown is a great area to live in. It used to be one of the most expensive areas to live in but Addison and North Dallas are quickly catching up in price if not surpassing. Uptown and the surrounding areas are developing quite rapidly. I bought a house in Uptown almost 3 years ago and I'm amazed at how well the neighborhood is going up.

Lakewood/Lake Highlands area (East of I-75, near Northwest Highway) are also great areas. Older homes with lots of trees and near White Rock Lake.

Like another poster said, Frisco is developing rapidly but I used to work in the area and in my opinion it should be renamed "McChain Store, TX" The traffic in Frisco is ridiculous with all the people that have moved there. Beautiful and everything is brand-spankin' new but I start to lose my mind when I have to drive in that much congestion just to go to the grocery store.

depends on the type of work and location and how far you are willing to drive. I can't tell you alot except oak cliff/south Dallas is ghetto.Parts of ft. worth. Others could give you more precise areas. But I know Lewisville/Grapevine,Coppell are close to the airport and close enough to commute to Dallas, but are lower in crime and are pretty quiet little suburbs of dfw. I'd contact a realtor or apt locator to get better info. and you can always call the police dept in that area to see what they say about the area you are thinking about.

avoid south dallas and oak cliff. that area is the major high crime area of the city. north, central, east, and west are all developing and are being built up and are great places to live (i live in north dallas). if you are willing to pay a high price, downtown dallas is the place to be right now. dallas is a great city aside from the high crime area which all cities in the usa have. i hope you enjoy it here like i have!

Stay away from Mesquite, east and north Fort Worth. I know that phvswbts said that Mesquite is good but trust me it is has a lot of crime and a really bad police dept. I lived there for 6 months and I went running back to Fort Worth.

Plano, up in Collin County is a good place to live. The schools are good, and it's a good place to raise kids. You'll be outside of Dallas AND Dallas County, but will still be "attached" to Dallas. You will be outside of Dallas city and county politics. And these days, THAT'S just laughable. The Collin County Seat is in McKinney, which is a much smaller town atmosphere.
A lot of the suburbs to the north and east of Dallas are also good......Addison, Carrollton, Richardson, Garland......but in those, you're still in Dallas County.

Nick
you should avoid the south part of Dallas the north part of Dallas is developing, also the downtown area is developing

It's not that bad, people are just paranoid sometimes and they forget to stay cautios and mind their business when they need to! ...=O)... I live in downtown Dallas but if you ask everybody else, they'll say to stay away from it; I love the urban living and not to mention that it's the only place where I already received a 22% equity in my place in less than 18 months; speaking of a good investment, beat that! LOL!

But you came on here to ask where NOT to live, so I'll summarize it for you; these are the places you should probably not bother looking at. I'll list some highways so that if you look at a map of Dallas, you'll know what I'm talking about.

NORTH of Downtown:
Nothing really to avoid here, just depends how much you're willing to pay and how far you're willing to drive.

EAST of Downtown:
On I-30 and HWY 175, avoid any area between Downtown and I-635.

SOUTH of Downtown:
On I-45, I-35 and HWY 67, avoid any area between Downtown and I-20.

WEST of Downtown:
On I-30, avoid any area between Downtown and Loop-12 (Walten Walker) and SPUR 408.

If you have kids and are concerned about the school districts, simply avoid Dallas ISD, unless they are going to a Magnet School and/or private school.

Sorry, no info on Fort Worth. They do have a nice downtown though!! Hope this helps!

Hurst is excellent, in between Euless and Fort worth it is a great low crime "Quality of life" community

from reading a couple of answers i can tell that some people have never lived in the dallas city limits. I've lived in and outside of Dallas. There are good and bad neighborhoods in all directions of Dallas(N,S,E,W) Irving and Grand Prairie are good choices to me because they are close to both Dallas and Ft. Worth. Dallas has the bigger crime rate but FW has more gang related crime. I'm not too familiar with the areas of Ft.Worth tho.

South Dallas is not a great place neither is south Garland. Remember 98% of the victims of a crime know the perpetrators. If have good people for friends you will probably not have any problems.

Lola
Hurst and Eulees are excellent areas, very nice neighborhood, good schools..I love it

In Dallas proper it is best to avoid the southern half of the city.
Most of the Growth in Dallas is occurring to the North of the city. The suburbs of Mesquite to the east and Irving and Arlington to west are not bad. Fort Worth is regarded as one of the most livable Cities in the U.S. The Downtown area has be revived and it has an excellent Art District, Though there are a few blighted areas mostly in the southeastern part of the city. One concern is that Mass transit while growing is still limited. There is some light rail in Dallas and a Commuter train that Connects Dallas and Fort Worth along with communities between them. Traffic can be a real problem in some areas. I managed to find a place three miles from my job and rejoice everyday.
