I want to design a leaflet for my villa in Orlando. What information and pictures would catch your eye?

I own a 4 bed 3 bath villa with private pool and spa in Orlando. I have a website which describes the villa in good detail but want to catch your eye with a leaflet that will want to make you look at the website (viporlandovillas.com).

I value your opinions on this and look forward to replies.

Views through window - can you get one that shows the interior and a window where you can see the pool in the same shot?

A nice picture of the pool and spa will always go down well with me, especially if it is lit up at night. Details of local attractions and distances to them is great aswell. A nice photo of the outside and one of the inside will always help. List all the main points of the house like spa, pool, king/queen bed etc. and a small list of local amenities is also quite helpful. Hope this helps you, good luck.

One thing I can say is that Orlando villas all look virtually the same from the outside and it's not an attention grabber. From the website, you appear to have decorated very tastefully and to quite a high standard inside. I'd highlight that. And also one of the surrounding area. Especially if you have some nice countryside/woodland surrounding it.

As for information, the free pool heating is a big draw cos normally that's quite expensive.

Distance to Disney World and proximity to transit. Maps to Disney and other area attractions. Pictures of the rooms, exterior of home, pool neighborhood and list of near by stores, pharmacies, churches and other community resources.

In this modern world no one wants to read descriptions, nor or we prone to believ the owners descriptions, we have even learned to doubt pictures.

You need to take inside, outside and pool pictures. If you have a digital camera take plenty then sort thru pick the best. Have 3-4 in, out and the pool and spa. Might be good to take a picture of the entrance of the complex and the street in your area. Room sizes are good as this property sounds to be good sized. If its a development for Adults or seniors or kid friendly mention that. How close to Certain points of interest like Disneyland, Airport, Shopping center, Nearest Interstate.

Or if your lazy "Just Kidding" your could copy some of the pictures from the website you mentioned above and there pretty good ones.

One guy in Melbourne had a painting of Pamela Anderson on his outside wall, and that got him noticed. However I don't think that would be good. I think that you could have some of those trees, or hedges that you can trim to different shapes would be good. How about some of Australias animals, like a kangaroo or an emu.If you did not like that you could perhaps a floral design with brightly coloured flowers, but that would have to be changed from time to time. After all beauty is in the eye of the beholder.

It should include a picture of the house with garden etc. Then on another side, views that you think will appeal to buyers, such as the swimming pool, nice living room etc. and master bedroom. A little info about the area and what advantages there are to living in that area.

I have actually been browsing homes online and the problem that I think most sites have is, for instance they will list a 3 br 2 bath with 2 car garage and pool and in the pics on the websites all they will show is like one br, kitchen and bath.
Some of them only show the main room, bathroom and then the outside of the home.
I think that you should show pics of everything that you have listed and state on or near the pics what they are of because I have noticed that they will show pics of empty rooms and sometimes its hard to figure out in a picture what that room is.

I think you should have lots of pictures and keep the text to a minimum. Maybe use a couple of nice bright colours also put the the web address on the leaflet.

I'm in the process of developing a website about flydrive holidays in Florida (www.florida-flydrives.com). It's early days (only 2 weeks) but 3 of my pages are ranking high already.

I'm looking for villas to promote, which means I have looked at a LOT of villas recently. It seems to me that the ones that catch eyes are:

- pool and outside shots with mood lighting taken at night
- Interiors taken in bright conditions for the kitchen and bathroom (they've got to look ultra-hygeinic - almost clinically clean.
- Sunshine coming through the patio doors giving a bright and airy feeling to the living room
- back to mood lighting for the master bedroom.
- Lots of sunshine in the views from the inside to exterior view of gardens, woods or water. (like through windows and doors)

Remember - you're not selling a villa rental, you're selling a lifestyle. How will people dream about using each part of your villa?
