Is this far in Dallas, Texas? |
I'm moving to the Dallas area. I would like to know if the area above Addison where President Geroge Bush Turnpike and Dallas North Tollway intersect is a bad area. I am attending SMU and TWU campus near the Southwestern Medical School. The commute is about 18 mins to 25 mins drive. Is this considered far of a commute in Dallas?
I could opt to live in Dallas/Downtown but its so expensive. I was also considering The Village. Any one know any info. on that place?
the apartment complex i'm looking to move into is called the Villas of Timberglen.
If anyone knows info. on that it would be helpful.

I live a few blocks from that complex, its not a bad neighborhood, but its not great either. Its on a busline (341).
I would guess a rush hour commute to SMU would be around 40 minutes in good traffic. Any accidents along route would make it an hour.

I suppose it's about 18 minutes, depending. But you don't want to rely on LBJ Freeway, Preston, or Hillcrest roads at - say - rush-hour time. NO: If you're going to SMU, you need to live close to the school. That's where all the action is. Gay or straight. Rich or poor. Besides, even if you don't like to go out, hang out, or do anything social after school, you'll at least want decent access to your classes, the library, etc. If you're doing an apartment, there are tons of places in "The Village." If you'd like a condo or something, there are several places up and down Lovers Ln., University Blvd., and in the hinterlands of University Park and Highland Park (aka. The Park Cities). Where you're thinking about living? That's way the hell away from SMU in Dallas-ite terms. Trust me: I know what I"m talking about. |

That area isn't the greatest, but all in all it's not bad. I think you're misinformed about the commute time! It is about that amount of time when you are no where near rush hour.
Rush hour is 7am to 10am and again from 4pm to 7pm. During those times, you're looking at an hour or more.
I found the bulletin board for the Village. Maybe you can find out more info from people that already live there. The location is great, and I know it won awards for top places to live in Dallas.

The Bush Turnpike @ Dallas Tollway is a nice area. Any commute under 30 minutes is pretty good. I would guess you're getting that estimate from mapquest or yahoo maps, so you're going to have to take traffic into account, which can easily double that time. If you can tolerate that and want a good neighborhood, then that's cool. The area around Southwestern Med Ctr is kind of rough. I am assuming that's where the Med School is? On Harry Hines? |

The Park Cities are absolutely wonderful places if you can afford it. Old style neighborhood, great schools and really great city services. We can get to all the niceties of Dallas quickly and, unfortunately, get the heck out quickly back to the "bubble." It's a big investment that alot of folks can't afford and I am at the bottom end of the financial resources spectrum (around here) but I have not regretted it! the latest figures from the Dallas Central Appraisal District are sobering, noting average University Park home values at 900k and Highland Park at 1.4 million. However, those are arithmetic means that are highly skewed by large "outlier" numbers (like that 23 million dollar home on Preston ave). We bought in a reasonable price and it has been great! Don't regret it at all - great commutes, great schools, neighborhoods, etc... I should work for the chamber! |

My aunt lives in Plano Texas right out of Dallas. That is not a very long commute at all and is very fast for Dallas. My sister is also attending SMU next year. |

Your commute would be better if you lived in the Village. Although Addison is nice, you might find the Village a fun area too! |

The area you are referring to is actually pretty nice. It is convenient to many highways and usually safe. However, you must consider that you are going to be in a very big metropolitian area and safety is relative. If I had to live in Dallas, it would be in the North part. |

I don't think it will take an hour to commute that far most of the time, but when there's been an accident, it could take longer. Normally I would expect 30 to 45 minutes. The Village is farther away and will be a lot longer commute. |

If you want some seclusion and still be close to smu..lakewood area is great ! They have lots of duplexes and small houses for rent at very reasonable prices.. check out lake wood are a of dallas |

15-25 minutes would be right, if not during rush hour...during rush hour on the tollway can take you over an hour for that area....
I live in Addison...and it is just north of 635...it seems to be a quicker commute than George Bush Turnpike area... |

those apartments do not sound too promising from what i have found on http://www.apartmentratings.com/. they have a measley 33% approval. from what i can see they have had a $100.00 decrease in rent in the past 2 years, not exactly the best thing. you really cannot find a very good place anywhere in dallas county. i am in keller closer to fort worth, on a good day that is about 25 minutes from dallas, a bad day more than an hour. typical day just sitting in dallas traffic can take an hour with accidents and it is dailly sometimes hourly that they occur. dallas has a horrible crime rate and the EMS is some of the worst b/c of pay, they flat out dont care, within the DPS community dallas is not highly regarded. head a little more west and you will find better areas. the commute might be a little more but it is worth it as far as safety. most people commute to dallas. i like to err on the safe side so that will make my opinion biased. i know that there are some new developments with some nice looking apartments and housing on 635 between farmers branch and grapevine. that is pretty close to SMU. you will have about the same time frame as far as travel. unless you have an outrageous amount of money to spend on housing i would not recommend downtown dallas either. there are so many homeless people. the only good things that come out of dallas are some of the sushi places (yes they do have that in texas) and the dallas world aquarium, pretty neat. there arent really any places in dallas that are without a bit of ghetto, nightly shootings are not uncommon. although if you like to drink and go to clubs i hear that it is pretty nice. again, good luck if you ever need medical attention or the police. i am not trying to discourage all of the dfw area just the bad parts, when people think of dallas it is normally about the nightlife and that is about it. there is an abundance of everything in this area so here are some helpful websites, good luck!!:

I don't agree with the first answerer. I love Addison! It is only 30 minutes from downtown Dallas. There are highways near Addison and it is easily assesible to Downtown Dallas. Don't worry. Go live in Addison! |
