Sorry Nicole, no way. Being American does NOT give you a right to buy land in Viet Nam. Only Vietnamese can own land in Viet Nam...however...

There ARE ways for a foreigner to own land.

Like Rick, I own a substantial amount of land in Viet Nam and like him, I have a Vietnamese wife. That makes life a LOT simpler. Unlike him, I put it all into my wife's name because I am probably a lot older than him and if I die I do not want my spouse to have difficulty taking it over.

Besides, regardless of whose name it will all go to my daughter someday, so no big deal.

If you do not have a Vietnamese spouse, or you do but do not trust her, then the other option is to put it in the name of your company (if you have a Joint Venture).

The last option is to buy it under a third party (such as a lawyer), but I strongly advise against it.

Other than that there is NO WAY to own land outright.

The government HAS changed the law somewhat which now allows foreigners of "certain catagories" to own condos, but it is only for 50 year leases. No Land.

It is pretty hard to buy property in Vietnam. A friend of mine sent me a msg some time ago that the govt was considering allowing certain classes of foreigners buy / lease land, but that was only in the discussions state.

To my knowledge, the only foreigners that have bought land in VN have bought it through their Vietnamese spouses. I may be wrong - but I don't think so.

I know nothing about Campuchia, I own property in Vn. As id posted, it's not easy. Try to e-mail me. My big secret is that I'm married to a Viet and the government likes me. (My name is on the deeds, Rick M, Hoa Ky, If the Hoa Ky was first, I would be "the American". Instead, I'm Rick M. It means I am an accepted member of Viet culture. Those little things matter. lol)
