Go through a real estate company, especially an international one such as the Chao Company (link below). Do not attempt to "do it yourself".
You'll notice that real estate agencies in Vietnam catering to expats have ads for rental properties but not those for sale. That's because the new law that allows foreigners and overseas Vietnamese (who are not citizens of Vietnam) to buy real properties is not even a year old. If you wanted to be among the first, they'll love you for it. Good luck!
